Build On Your Lot with Coldwater Creek Homes

Whether you bring us a fully designed plan or select from one of our curated in-house floor plans, Coldwater Creek Homes can build a truly custom residence on your own homesite.

For On Your Lot projects, we request that properties be located within approximately 25 miles of one of our communities for consideration.

If you already have plans prepared, our typical timeline includes approximately three months of pre-construction followed by six months from groundbreaking to completion.

For true custom homes—where architectural design is still in the early stages—timelines are generally 12–14 months, depending on design complexity and the pace of client selections and approvals.

To begin the process, we require a $5,000 non-refundable pre-construction deposit, which allows our team to initiate detailed estimating, perform a lot assessment, and move forward with the pre-construction phase. This deposit is credited toward your final construction cost and functions similarly to an earnest-money deposit.

• Utility access or installation plan
• Driveway approach
• Building pad location
• Septic design (if applicable)
• City or county approvals
• HOA or architectural review (if required)
• Tree preservation or clearing plan
